Villain James Kincaid (Forrest Taylor) is driving away local farmers by charging outrageous prices for water from the supply he controls. Kincaid's scheme is to force farmers off their land so he can take it for himself. But first, he must put the town's other reservoir out of business. When Singin' Sandy Saunders (John Wayne), an undercover agent posing as an outlaw, sidles into town, Kincaid thinks he's found his go-to guy, but Saunders has his sights on sabotaging the man's malicious plans. After a run-in with a ruthless gang led by "Hashknife" Brooks (George "Gabby" Hayes), in which Ranger Bob Houston (Bob Steele) is wounded and his driver killed, Houston makes it back to headquarters only to learn that the Rangers have been disbanded. He goes back to college and learns several months later that Hashknife has murdered his girlfriend's father. Convincing the Rangers to band together for one more ride, they set out to capture Hashknife and put an end to his vile gang once and for all.
